Standard payment and cancellation terms

We ask for a £200 deposit at time of booking, with the full amount to be paid 8 weeks before arrival.

The £200 is then kept as a damage deposit and return with 10 working days as appropriate.

If you’d like to reschedule, please notify us as soon as possible to try and arrange a suitable alternative date, subject to availability. Rescheduling and cancellation requests should be made by email to chrisrwellis@gmail.com and is accepted when we confirm by email.

Cancellation fees

*All cancellations will be charged an administration charge of £200.00.

You are advised to take suitable holiday insurance in case cancellation should be necessary.

We welcome families. However because of the river we feel we cannot sadly accept children under the age of 4.

We will sadly no longer accept dogs as we want to ensure a luxury experience for all guests, now and in the future.

Stays for longer than a week require a mid-stay clean. This will be charged at £95.00 per additional night and includes linen changes and fresh towels.

We can comfortably sleep six guests in one twin a bunk room and one Super King Sized Double bedroom.

There is good Wi-Fi

This can be patchy, it improves in the winter, WhatsApp is a good option

Check in is any time after 5.30pm. Check out is any time before 10am.

We would like to accept children at all ages, but the close presence of the river precludes those under 4 years of age.
The river is separated from the garden by a gated wall and a hedge, the hedge is recently planted and is permeable by small persons.

Unfortunately we have had to revise our dog policy and will no longer allow dogs to stay. We want to provide luxury accommodation space for all to enjoy and pride ourselves on the premium furnishings and finishing touches. Unfortunately, the muddy paws fresh from a country walk were creating too much wear and tear that needed to be remedied.

Smoking is not permitted anywhere inside The Grain Store. We also do not permit the use of candles indoors.

Up to Two cars can be parked

Pwllheli station is the nearest (2.9 miles), with direct routes to Mid Wales Shrewsbury and beyond, also Bangor 45 mins a mainline Station, 3hs 5ms to London Euston.

Otter Cottage is approximately Two and a half miles from the coast to the south and 3 miles to the north and is with the majority of the Lleyn Peninsular’s 20 or so beaches being within 30 mins

A well-stocked Spar at Y Ffor 1.5 miles and a range of supermarkets in Pwllheli 3 miles inc ASDA and Lidl. Tesco’s and Waitrose can deliver.

Occasionally, when the wind is in a particular direction the sound of a tractor or a milk lorry might be heard.
